Key Responsibilities:

1. Property Management:

  • Oversee day-to-day management of residential blocks, including common areas, facilities, and
    amenities.
  • Conduct regular site inspections to ensure the property is well-maintained and identify areas
    for improvement or repair.
  • Organize and manage the procurement and supervision of contractors for cleaning, repairs,
    maintenance, and safety services.
  • Respond to resident queries, concerns, and complaints promptly, providing excellent customer service.

2. Leasehold Compliance and Administration:

  • Ensure compliance with lease agreements, managing obligations between the freeholder,
    leaseholders, and tenants.
  • Enforce lease covenants such as maintenance of communal areas, restrictions on alterations,
    and adherence to property use rules.
  • Handle Section 20 consultations for major works, ensuring compliance with legal procedures.
  • Maintain an up-to-date knowledge of leasehold legislation, including the Landlord and Tenant Act, and any changes that may impact the management of the block.

3. Health and Safety:

  • Ensure compliance with health and safety regulations, fire safety, and risk management across the property.
  • Organize and oversee fire risk assessments, electrical safety inspections, and other relevant
    compliance checks.
  • Ensure appropriate insurance is in place for buildings and liability coverage.

4. Major Works and Projects:

  • Plan and manage larger scale maintenance projects, including refurbishments, redecorations, and major repairs.
  • Engage with surveyors, contractors, and architects to deliver projects on time and within budget.
  • Communicate project timelines, costs, and impacts to leaseholders and stakeholders.

5. Client and Stakeholder Management:

  • Liaise with freeholders, residents' associations, leaseholders, and other stakeholders, maintaining strong relationships.
  • Attend Annual General Meetings (AGMs) and other client meetings, providing reports and
    updates on property management matters.

6. Legal and Dispute Resolution:

  • Manage any disputes between leaseholders and the freeholder or managing agent, seeking resolutions in line with lease agreements and legal requirements.
  • Handle complaints and, where necessary, escalate them to mediation, tribunals, or legal action.
  • Ensure compliance with GDPR, Anti-Money Laundering regulations, and other relevant laws.
    Qualifications and

Skills:

  • Experience in residential property management, ideally within leasehold/block management.
  • Strong understanding of leasehold law, service charge budgeting, and Section 20 processes.
  • Excellent communication and customer service skills.
  • Ability to manage multiple tasks and prioritize effectively.
  • Proficiency in property management software and Microsoft Office Suite.
  • Strong organizational skills and attention to detail.
